<span lang="EN-US">Coworkspaces and ‘space matchmaker apps’ could
revolutionise the way in which office workspaces are accessed and used. This is
one of the main findings from a new British Council for Offices research report
<a href="http://www.bco.org.uk/Research/Publications/Space_on_Demand.aspx" target="_blank">“Space on Demand”</a> launched last week. AMA’s Alexi Marmot led the research
project and presented its conclusions at WeWork’s South Bank office.</span><o:p></o:p></div>

apps’ and ‘space on demand’ (terms coined by the authors) describe a growing
set of technology applications and platforms that match people seeking space to
spaces seeking people. <o:p></o:p></div>

<span lang="EN-US">‘Space on Demand’ reviews the growth of
both coworkspace and space matchmaker apps, and examines the underlying reasons
for their growth. The report identifies the scale of change to date and
identifies the impact of space on demand for property investors and developers,
for urban planners, corporate occupiers and office space users.<o:p></o:p></span></div>

One million people are
predicted to be members of coworking spaces globally by 2018. The rise of
coworking can be explained by growing demand for office space coupled with the
power and ubiquity of digital tools and data, and the rise in flexible working.<o:p></o:p></div>

Coworkspace is a way
for companies to outsource their requirements for space, infrastructure and its
management. It often comes bundled with other services. Sociability, connection
with others, flexibility, and a cool, non-corporate atmosphere, design and
layout are all part of the appeal and the marketing.<o:p></o:p></div>

Matchmaker apps allow
customers to find and book space and operators to manage the space. They also
help coworkers in a particular community to engage with one another for
business or social reasons.<o:p></o:p></div>

The report argues that
these are disruptive innovations. Companies providing digital platforms that
enable peer-to-peer exchanges are, in some cases, outstripping traditional
market leaders. The potential benefits of better using property resources, and
reducing time and energy wasted in unnecessary commuting, are profound. Yet the
sustainability benefits offered by coworkspaces and space matchmaker apps have
been little noticed or understood.<br />

Adsetts Learning Centre at the heart of the campus.<span style="mso-spacerun: yes;"> </span>As part of a three year, multi-phase project, AMA’s designs
integrated exciting and engaging social learning and group study spaces into a
wider mix of learning facilities. Increasing clear views across spaces and
adding colour highlights further enhanced the environment. Helpdesk facilities
were improved and new worksettings, including shared meeting booths and
presentation rooms, were positioned in prime space liberated by relocating
staff.</span></div>

evidence from occupation surveys and involving both students and staff in the
process allowed AMA to transform the building into a totally student-focussed
facility, providing a whole range of different places for study.”</span></div>

upgraded Learning Centre. In the 2013 National Student Survey, 89% of SHU’s
students praised the library and its resources with one commenting: “It's a
place you really want to study in - as soon as you walk in you're in the
mindset to work, in a really comfortable environment.”</span></div>

complete picture of user experience: “Librarians are now employing ethnographic
and human-centred design techniques to explore how users are interacting with
library services. These methods involve us observing our users, participating
in their environments and recording their choices, activities and culture in a
more holistic and detailed way than ever before.”</span></div>

Cambridge University and consultant Matt Borg. Incorporating contributions from
librarians, anthropologists and designers from the UK and the US, the book offers
guidance, analysis and case studies of user experience research and seeks to
ignite interest and enthusiasm in this “emerging and game-changing field” that
has the potential to make a significant impact on the way librarians currently
deliver services. It will be published by Ashgate in April.</span></div>

of underused garages it was important to knit the proposals with the local
infrastructure and community needs. The project was overwhelmingly popular with
local residents and at public meetings the reaction was totally positive and

share the same building, and many of the same facilities. Academic staff work in
a club-type zone with few conventional workplaces, none individually owned. Elsewhere,
teaching rooms are interspersed with breakout and group study areas in local
hubs. Interactive group learning spaces, individual and quiet study areas, are
provided generously on the ground floor alongside a design lab, recording
studio, and large flexible conference room.</span><br />

and wealthy sponsors eager to provide funds for flagship buildings.
Starchitects play with the ideas of crumbling buildings, irregular shapes and
angular geometries, rather than conventional vertical planes and rectilinear
structures. Their designs hint that universities are organisations whose
mission is to question traditional ways of thinking, to break down conventions.</span></div>

students for whom they are designed? What aspects of the new buildings
stimulate better teaching, learning and research? Might more restrained and
elegantly designed buildings meet university requirements just as well? Can
unpretentious, cheap buildings erected rapidly by design and build contractors,
satisfy users?</span></div>

with conviction. Research on “post-occupancy evaluation” – how buildings are
perceived by those who use them – is still rather unusual, although it is
always recommended. University estate directors have collaborated on a
methodology for conducting post-occupancy evaluation through the Higher
Education Design Quality Forum (HEDQF) – but few apply it.</span></div>

<span style="font-family: Helvetica Neue, Arial, Helvetica, sans-serif;">National Student Survey results for 2015 show that 86% of
undergraduates are satisfied with their learning resources (library, IT and
access to specialised equipment, facilities and rooms.) Good news, but it does
not illuminate whether particular buildings or features are positive.</span></div>

satisfied with their facilities than students are, which could mean they
negatively impact on their research and teaching. But this year’s sector
efficiency report led by Sir Ian Diamond rates 85% of HE space as good to
excellent.</span></div>

<span style="font-family: Helvetica Neue, Arial, Helvetica, sans-serif;">Radical shifts in the way students earn and digital
technologies for teaching and learning - virtual learning environments,
lecturecasts, online quizzes, webinars, skype tutorials, flipped classrooms,
Moocs - make new demands on buildings, data connectivity and infrastructure.
They also raise the prospect that education can be delivered without going to a
place called a university.</span></div>

<span style="font-family: Helvetica Neue, Arial, Helvetica, sans-serif;">When asked their views, students commonly complain about
poor internal air quality and temperature, and express the need for more spaces
for group work with their peers, more computers and computer rooms. They want
“make spaces” for creative experimentation, and more social learning spaces,
and they want these spaces to be open 24/7.</span></div>

<span style="font-family: Helvetica Neue, Arial, Helvetica, sans-serif;">All university buildings – the new and the old – need to
respond to evolving requirements. Flexibility and adaptability through time is
one of the most precious attributes of all HE buildings.</span></div>

<span style="font-family: Helvetica Neue, Arial, Helvetica, sans-serif;">European universities and their architecture have already
endured for more than a millennium, and more than 800 years in the UK. All have
grown dramatically in the last century and continue to grow, even as online
learning accelerates. Their future success and survival will be aided by better
and more adaptable buildings, based on a well-researched evidence base.</span></div>

on the health benefits of standing at work and in Finland by the decision by Juha
Sipilä, the recently-elected Prime Minister of Finland, that his Cabinet will
work alongside officials in an open plan office*.</span></div>

asked Alexi Marmot to comment on open plan offices. Alexi pointed out that, whilst organisations
tend to cite better communication, collaboration and supervision, open plan
offices offer great economic gains - are generally cheaper to construct - requiring
fewer walls, less servicing, and simpler environmental controls. And they also
enable organisations to accommodate more people more efficiently.<o:p></o:p></span></div>

controversial where work is confidential or privacy for conversation is needed.
The most frequent criticism from those working in open plan offices is that
they are noisy and disturbing but, says Alexi, noise is partly a function of
how you interpret sound: “It’s possible for people to get into a zone of
concentration in extremely noisy environments. Working in complete quiet can
also be a problem.” <o:p></o:p></span></div>

particularly over their choice of materials. Favoured finishes such as stone,

the most common complaints about modern office life – noise and lack of

(both managers and staff) often say they like the “vibrant”, “buzzy” atmosphere

conducive to creativity was questioned by contributors. Quiet and noisy people,
introverts and extroverts are all creative, so we need to think about individual

most architectural research is geared to the physical aspects of buildings,
rather than to the organisations and individuals that occupy them and their
perceptions. She explained that most office buildings are designed not for
occupiers but for the market, so cannot necessarily be attuned to specific users’
needs. The margins on most architectural work make it difficult to do new
research or even to spend time reading the research that exists.</span></div>

more abstract values such as trust, respect and fairness. These are a function
of organisational culture but the physical space can also express these values.”</span></div>

attendance and depth of engagement at the Workplace Trends Spring Summit (26<sup>th</sup>
March) on the Healthy Workplace showed the high level of interest in the
subject. As is common now, debate spilled out across social media, with 141
contributors posting over 1,000 tweets.<o:p></o:p></span></div>

<span style="font-family: Helvetica; font-size: 11.0pt;"><span style="mso-spacerun: yes;"> </span>AMA’s Alexi Marmot set the scene in her
opening presentation by reminding the audience not to think about workplace
health in the narrow sense of the absence of discomfort or pain but in the
broader sense of wellbeing. Indeed, the World Health Organisation’s definition
of health as far back as 1948 was "a state of complete physical, mental,
and social well-being and not merely the absence of disease or infirmity.”<o:p></o:p></span></div>

<div class="MsoNormal">
<span style="font-family: Helvetica; font-size: 11.0pt;">It’s important
to remember that the “office” is not the typical workplace for many people and
many occupations, she said. In some parts of the world the workplace is
hazardous and can severely limit life expectancy. Over 1,000 workers died when
a Bangladesh garment factory collapsed in 2013.<o:p></o:p></span></div>

<span style="font-family: Helvetica; font-size: 11.0pt;">Alexi
described how wellbeing has been adopted as a goal by many companies, agencies
and governments and is now the subject of academic study, including attempts to
link it with productivity. She suggested keeping in mind the three dimensions
of wellbeing – individual, organisation and planet.<o:p></o:p></span></div>

<span style="font-family: Helvetica; font-size: 11.0pt;">From an
individual perspective, the New Economics Foundation has proposed five ways to achieve
wellbeing: Connect; Be Active; Take Notice; Keep Learning and Give. At an
organisational level, many of the schemes to promote or recognise good
workplaces put much more emphasis on factors such as stress, autonomy, pride
and trust than on the physical environment.<o:p></o:p></span></div>

said Marmot, when trying to improve wellbeing you should think about the
physical workplace as well as individual behaviour, job design and the

the current interest in standing at work, Marmot says: </span><span style="background: white; color: #333333; font-family: Helvetica; font-size: 11.0pt; mso-bidi-font-family: Arial;">““Too many offices make it clear that the norm
is sitting. They don’t provide places to stand, walk or just to work
differently. Prioritising short term efficiency over productivity is part of
the problem. Clients, designers and managers should think about the longer-term
implications for both individuals and organisations. As well as being
healthier, activity and movement in the workplace can stimulate innovation,
creativity and communication.” </span><span style="font-family: Helvetica; font-size: 11.0pt;"><o:p></o:p></span></div>

<span style="font-family: Helvetica; font-size: 11.0pt;">There
may be a lot of interest in workplace wellbeing, said Bridget Juniper
(occupational psychologist and founder of employee health and performance
advisers Work and Well-Being Ltd.) but there’s a very small evidence base.<o:p></o:p></span></div>

<span style="font-family: Helvetica; font-size: 11.0pt;">She is
very critical of employee surveys - the popular Gallup Q12 employee
engagement<span style="mso-spacerun: yes;"> </span>survey, for
example,<span style="mso-spacerun: yes;"> </span>does not reference the
workplace. Employee well-being is subjective and dynamic, said Juniper: “It’s
employees’ interpretation of an event rather than the event itself.” Therefore,
it’s essential to rank what is important to each employee, rather than dealing
in averages and generalities.<o:p></o:p></span></div>

<span style="font-family: Helvetica; font-size: 11.0pt;">Picking
up on a common FM theme, she said: “We rarely see HR and workplace come together
at the outset of a project. Why is workplace so neglected in discussions on
leveraging staff costs and performance?”<o:p></o:p></span></div>

<span style="font-family: Helvetica; font-size: 11.0pt;">Call
centres typically have high sickness and attrition rates.<span style="mso-spacerun: yes;"> </span>Juniper presented a case study that
used impact analysis to identify how employees’ work affected their well-being.
The assessment used 33 questions across eight “domains” including facilities.
Five of the top ten issues were workplace related.<o:p></o:p></span></div>

up Juniper’s point about the paucity of evidence, Tom Helliwell of architects
and designers Pringle Brandon Perkins + Will, said that few companies measure the
results of changes to the workplace, leading to a vicious circle of lack of
data on which to base future decisions.<o:p></o:p></span></div>

<span style="font-family: Helvetica; font-size: 11.0pt;">Helliwell
explained how “big data” could help. He ran through the multiple sources of
information on individual behaviours and building performance that could be
combined to create a picture of what’s happening in the workplace. These
include network log-ins, access control data, restaurant use, and online
diaries. Some metrics, such as tracking what food people buy and how
frequently, have Big Brother connotations . Would people accept such
"surveillance" even in their own interests?<o:p></o:p></span></div>

<span style="font-family: Helvetica; font-size: 11.0pt;">Sound
in the workplace receives less attention than aesthetics, ergonomics or
technology. Paige Hodsman, a “concept developer” with acoustic ceiling supplier
Ecophon, said that there’s a 20 year history of dissatisfaction with acoustics.
It was somewhat ironic that she was speaking in a space where the acoustic
treatment has been stripped out to create an industrial aesthetic!<o:p></o:p></span></div>

<span style="font-family: Helvetica; font-size: 11.0pt;">Research
shows that noise affects performance. The Leesman Index found that noise levels
are a top ten factor in the “effective workplace” and over a quarter of
respondents were dissatisfied with them. </span><span lang="EN" style="color: #292f33; font-family: Helvetica; font-size: 11.0pt; letter-spacing: .1pt; mso-ansi-language: EN; mso-bidi-font-family: Arial;">Lack of control and privacy are key
acoustics issues for workers, said Hodsman: “Overheard conversation is a
particular problem as we don't habituate to people talking as we might to other
background sounds.”<o:p></o:p></span></div>

acoustics. Locate collaboration spaces away from other workspaces rather than
placing them centrally. Provide visual cues to guide behaviour. For example
spaces may be labelled or designed as “cafes” or “libraries”. Map noisy and quiet
individuals and teams and control workplace density. Promote “acoustic
etiquette” to manage loud talking, interruptions and ring tones and to provide do
not disturb signals.<o:p></o:p></span></div>

by its ‘For Better Health’ slogan in the new 46,000 sq m headquarters it was
building in Melbourne’s docklands. Anthony Dickens of architects Hassell
described how the design of the new workplace was part of a major cultural
change plan for Medibank, transforming it from a traditional health insurance
business to a healthcare provider focused on preventative health and wellbeing.<o:p></o:p></span></div>

staircases, encourages movement and communication. Across the building, staff
can choose from 22 different types of work setting to match their task and
perhaps their mood. On the non-dedicated “plaza” floor, Hassell collaborated
with four other designers to bring variety to zones designated: Healthy,
Collaboration, Innovation and Inspiration.<o:p></o:p></span></div>

say they feel more connected to Medibank’s “for better health” mission; 70% say
they are healthier; 66% of staff feel more productive; and there’s been a 5% reduction

the building form helped the organisations structure their groups, provide
local identity, share amenities and communicate much more with each other than
in the traditional forms of the day.</span></div>

China has issued guidelines on how much office space government officials may have, as part of an austerity drive launched by President Xi Jinping. The maximum size at ministerial level is fifty-four square metres; for lower ranking officials it's nine square metres. The detailed regulations to promote frugality also cover office equipment, heating and the size of corridors. A BBC correspondent says it's not uncommon in China for even low-ranked officials to occupy extravagant office buildings, often in under-developed towns or villages.</div>

AMA director and Bartlett professor Alexi Marmot is playing a key role in this project, which aims to provide fresh insights into the ‘Art’ of the workplace as practiced by managers, designers and real estate professionals, with the ‘Science’ of the workplace - evidence-based ideas also explored. <br />

This ties in with AMA’s substantial experience in bridging both the arts and sciences in its approach to workplace consultancy. Our WorkWare toolkit encompasses user views through interviews, workshops and questionnaires, as well as hard data on building metrics and utilisation. We have successfully helped organisations to redefine and redesign their work and workplace, and help staff transition through change management and communication.<br />

Bartlett School of Graduate Studies’ Future Pedagogy Conference. The event was
opened by Alan Penn, Dean of the Bartlett, who, reflecting on the history and
establishment of UCL as a global university for all, speculated that had it
been established in contemporary times, it would have been a MOOC.</span><br />

MOOCs or “Massive Open Online Courses” are entirely online courses aimed at an
unlimited community of students. This has been a relatively recent development
in distance learning but is growing in popularity at an exponential rate, due
to the open nature of this learning process. </span><br />

The nature of the conference was centred on the process of MOOC delivery, and
how this might affect built environment education. There was an interesting mix
of speakers ranging from developers of MOOC learning platforms such as Daphne
Koller, of Coursera, to lecturers in design and specification of the built
environment delivering material , such as Architecture part 3 training, in an increasingly digital way.</span><br />

‘Commons’ teaching building on Thursday 4 June. The event exhibited art
installations, dance, theatre and music performances by students and alumni.
The building was formally opened by film producer Lord David Puttnam who, in his speech, paid
tribute to the strength of the British design industry and credited the new
building with enabling the new generations of British designers to maintain our position in

This exciting and innovative new teaching facility, the main hub on campus, will transform the student learning experience and enhance the way staff work, with its professionally conceived design, operations and furnishings.<br />

AMA Alexi Marmot Associates was awarded the interior fit-out for the new build, drawing on our strength and wide experience in higher education projects. We took just 15 months from start to finish, including wide consultation, design, specification, tendering and fit-out.<br />
<br />
The building is Bath Spa University’s largest, with 80,000 square feet over three floors, providing additional teaching and meeting spaces, staff work bases and major specialist digital studio facilities. An outdoor amphitheatre and landscaped areas complete the special landscaped setting.<br />
<br />
The Commons offers highly innovative, naturally ventilated spaces with technologically and integrated design elements and furniture. Lecture and training rooms enjoy a range of furniture set-ups to encourage individual and group work. The largely open plan ground floor supports the library and student services with bookable, open and quiet work areas, a lively café and flexible spaces for hosting large events. A central media wall - one of the largest in the UK - provides a dramatic information platform for the University within the dramatic atrium.<br />

Professor Christina Slade, Vice-Chancellor of Bath Spa University, reports that colleagues ‘are thrilled with how it looks. We are delighted with the furnishings. Someone said it looked like a first class airline lounge.’ The official VIP opening will be in June.<br />

Not only is it bad for your health, but it decreases productivity: "I suspect advances in office furniture are the main reason productivity stubbornly fails to improve. With everyone sitting so comfortably, there is never any great rush to get things done", <a href="http://www.ft.com/cms/s/0/69ebeff8-5fec-11e2-8d8d-00144feab49a.html#axzz2yxduveZl" target="_blank">writes Lucy Kellaway</a> in the Financial Times. But reducing the amount of time office workers sits is a huge challenge: It means rethinking architecture, disrupting traditional work patterns, and may involve considerable costs. Sit-stand desks are an obvious solution, but they are not cheap, and many employers treat investments in better workplaces as a cost rather than an investment.<br />

AMA director Alexi Marmot, a specialist on workplace design and a UCL Bartlett Professor, was interviewed about this by the BBC. She commented "if what we are creating are environments where people are not going to be terribly healthy and suffering from diseases like cardiovascular disease and diabetes, it is highly unlikely the organisation benefits." <br />

The professional services firm KPMG, for example, has reduced the number of the offices buildings it used in London from seven to two. This is a challenge for architects and designers. How are they responding to it? Not very well, according to Richard Rogers, who opines that "office buildings tend to be very boring" <a href="https://vimeo.com/71563906" target="_blank">in this video</a> about the Leadenhall building, the Rogers-designed new office building in the City.<br />

The Pilkington Library at Loughborough University has emerged smiling from a fast track building programme. It now has 1375 library seats, greatly improved facilities including a new reception and information desks as well as fully reconditioned WCs throughout. All this was accomplished in a three month building period during which the library was closed, but provided a comprehensive service in an alternative location. The secret of success in the process lies in several things:</div>
<ol>
<li>The comprehensive user briefing process that was able to take place at the start. AMA provided concept sketches and important design ideas. These were iteratively developed with the library staff particularly to bring light and increased connectivity into the formerly gloomy building; </li>
<li>the decision to close the library so that the extensive work could be carried out enabling additional aspects of improvement to be added to the programme as they would not cause additional disruption; </li>
<li>the watchful eye, determined support and continuous communication with stakeholders provided by the Library staff, especially Brant Hickman, the Library Facilities Manager, who is more of a Chief Operating Officer rather than a FM. </li>

The briefing process, into which the Library staff had full input, was longer than the build process. The project success supports the fact - widely acknowledged, though not always acted on - that good preparation pays off. Though the successful contractor offered a rather different layout initially, the Library used the AMA plans as their ‘base line’ and brought the project back in most respects to what they had agreed they wanted <br />

Closing the entire library – the main one on campus - for three months was a bold action. This is never popular with students. However the alternative service provided was so excellent that there was not a single complaint throughout. This helped the project greatly by opening the way for much wider improvements than originally envisaged. These had originally focussed only on bringing the 4th floor into use for learning seats. Instead, all 4 floors of the library have received an uplift, and all within the original time scale. This will avoid the need for future disruption to complete small but important additional projects throughout.</div>

Brant and his colleagues had to return regularly to the building during the build process, to collect and return books from the storage zones, as part of the service to the students. This allowed them to engage with what was happening, to suggest improvements, prevent mistakes arising from misreading drawings and maintain good contact with the process so that they could keep stakeholders informed.<br />
